Local Business Under Contract to Purchase Industrial Park’s Shell Building for $2.97M to Manufacture Axles

Sure Trac of North Carolina is planning to create 50 new jobs at the shell building in the Henderson, NC industrial park over the next 3 years.

Locally known as Hoyle’s Tire and Axle, the planned purchase will advance their position to two locations within a couple of miles of each other.

The Industrial Park Board called a special meeting for 9 a.m. Tuesday to act on the proposed $2,970,000 sale of the 50,000 square-foot building located at 39 Commerce Dr. The purchase price includes an additional three acres of county-owned property, according to Henderson-Vance Industrial Park Board President Tommy Hester.

“This was one of the first companies that got a building reuse grant” for the space the company currently has on Bearpond Road, Hester said at the meeting.

Since it was founded in the late 1970’s in Vance County, Hoyle’s Tire & Axle has grown into a trusted tire and axle manufacturer and supplier serving the manufactured housing industry.

In 2016, the company relocated from its 6,000 square-foot facility on Highway 39 South to 175 Bearpond Rd. The additional space enabled the company to purchase components on a greater scale and expand into in-house axle assembly.

The shell building will support the expansion of Sure Trac of North Carolina, said Dylan Hoyle.

In a statement, Hoyle said “the company’s success is rooted in its faith, its people, and its commitment to serving customers with excellence. We believe God has faithfully guided our growth throughout the years. As we often say, ‘He steers the boat and we row.’ Equally important has been the dedication of our employees. Every milestone we have achieved is the result of talented individuals working together toward a common goal.

“We believe that any business or organization will only grow as far as its people can take it, and our team has been the driving force behind our continued success,” he stated.

Hester said, “Nothing makes me prouder than to see a company in Vance County North Carolina expanding and growing and doing something…If we had not had this building available, they had offers from other states to move. But they wanted to stay here because of the fact they were tied to Vance County.”

TownTalk: County Shell Building Deal Falls Through

An optimistic person may look at the completed – and unoccupied – shell building at the Henderson-Vance Industrial Park and say “if you build it, they will come.”

The pessimist may say “don’t count your chickens before they hatch.”

Well, the shell building was built and a buyer in hand, until the 11th hour when the deal fell through.

That’s when Henderson-Vance Industrial Park, Inc. President Dan Brummitt summed up the process like a realist: “That’s real estate.”

Brummitt told WIZS News Tuesday that the deal that had seemed sewn up had, in fact, died.

The unnamed buyer had requested a 7-day extension right before the deal was to close, and then another 30-day extension after that. On the last day of the last extension, and right before the due diligence period was set to expire, the buyer backed out.

County Attorney Jonathan Care told WIZS News in an email that both sides had been in negotiations during the extension periods, but “the buyer’s agent told us in the final hour of the last day of the extension period for due diligence that the buyer would not be
proceeding forward, and (is) terminating the contract.”

The building is owned by the Henderson-Vance Industrial Park, Inc. – not by the city or the county, Care said.

“This is what we did not want to happen, as the building has been off the market now for several months, interest has continued to accrue on the construction loan, and the Industrial Park is back at square one with getting the building sold.”

Brummitt said that interest in the building is good and so it’s on to the next purchaser.

TownTalk: Hester Discusses Shell Building And Development

It was just last fall when local government officials and others gathered at the Industrial Park outside Henderson to break ground on construction of a shell building.

Today, that building is ready to be upfitted to suit a potential buyer’s needs. County Commissioner Tommy Hester said the building is under contract to a manufacturing firm, but the company isn’t ready to make a public announcement just yet.

Hester, who chairs the Industrial Park Board, said construction went smoothly since that chilly November groundbreaking.

The idea was simple: Put up a building and have everything in place for a manufacturer or other commercial entity to come in and finish out the space to suit its particular needs.

As for this shell building, Hester said the new owner will probably still have to put in another $1 million or more to complete the building.

“You don’t want to finish it because you don’t know what upgrades they’ll want,” Hester said on Tuesday’s TownTalk. “You try to hit all of the major things that you think they’ll need,” he added. The building has a layer of gravel and a vapor barrier, as well as cargo doors and it’s expandable to 97,000 square feet.

“You’ve just got to have flexibility,” Hester said, to accommodate a variety of prospective buyers.

Hester said he predicted this building would be sold before it could be completed, and that’s just what has happened.

“I think we can do it again,” he said.

The county purchased the land for the park for $1.6 million. Add the infrastructure – with grants and from the state and federal departments of Commerce to offset costs – and the park has roads and water and sewer services. The road should be completed in December, Hester said.

The county made an investment, and Hester said it’s paying off.

“Success builds on success,” he said. “If you don’t invest, you don’t get a return.” More manufacturing means more local jobs and more money flowing to county coffers in the form of taxes.

“We’re in the right location at the right time,” Hester said of Henderson and Vance County’s proximity to Wake and Durham counties.

35 or 40 jobs over 2 or 3 year period, where growth is burgeoning.

It’s not just growth in the commercial sector, either. Hester cited housing developments in the county that could add 1,000 more homes in the next three to five years.

“The more rooftops you get here in this community, the more retail, the more you can help with quality of lives of citizens,” Hester said.

“It’s all happening faster than I thought,” he acknowledged. “I think we’re getting ready to grow.”
